Site Development Scope: 1. Provide all labor, material, hand tools, equipment (including safety equipment), supervision, supplies, and other incidentals necessary to install the site development work and perform all such work in accordance with the contract drawings, specifications, addenda, and other documents that make up the contract documents but not limited to the following: a. A complete storm drainage system including all required pipe, tees, manholes, manhole covers, catch basins, grates, outflows, and connections b. A complete sanitary sewer system including all required sanitary pipe, manholes, valves, pumps, and connections c. A complete water system including all required pipe valves, pumps, meters, and connections d. A complete storm water system including piping from a point 10 feet outside the building to the point of discharge, including flared ends, manholes, catch basins, head walls, and culverts e. Site electric including site lighting, power to equipment (including safety equipment), and underground wiring to the building f. A complete gas system including piping, tanks, and valves g. All dewatering required to perform this scope h. Excavation and backfill all utility trenches needed for this scope i. Concrete transformer pad j. Flushing, purging, chlorinating, and preparing the drainage, sanitary, and water systems as need to make the systems fully operational k. Tests required by codes and specifications l. Temporary water to site as needed m. Site permits related to work 2. Work within project schedule, which might require phasing of paving work. 3. Coordinate the installation of all work with other interfacing trades and specifically coordinate with the local utility companies (sewer, water, and gas) relative to installation of their lines. 4. Coordinate with related regulatory bodies to install all work in accordance with those bodies and receive final tests and approvals in writing for sewer, water, drainage, compacting, and excavation. 5. Obtain and turn over to the builder all required governmental approvals. 6. Do not cover up any part of systems until required approvals are received. Exclusions: 1. Rough grades will be established by others and shall be to elevations as specified on the drawings to plus or minus 1/100 of a foot of the grades needed to finish. 2. Site clearing and site excavation (included in Site Preparation and Clearing). 3. All rip rap as shown on the drawings (included in Site Excavation). 4. Demolition. 5. Site paving (included in Site Hardscape). 6. Site preparation (included in Site Preparation and Clearing).
